Frequently Asked Questions

Answers to common questions from buyers looking at new construction around Clarksville, Sango and Fort Campbell.

How many new construction communities are in the Clarksville area?

This guide tracks 36 new home communities from 8 builders in Montgomery County, Tennessee. By builder listing, 23 communities are now selling, 2 are coming soon and 1 is in closeout with final homes left. Another 13 are communities a local builder lists on its website without saying whether homes are available, so call the builder before you visit. The figures come from builder websites and public listing sources.

What does a new construction home cost around Clarksville?

Among the 18 builder listings with a published starting price or listed home price, the median is $358,445, the lowest is $229,990 and the highest is $624,900. Several local builders do not publish prices online. Use the price filters above to see what fits your budget, and ask me and I will find out current pricing for you.

Are there new townhomes in Clarksville?

Yes. 6 communities in this guide include townhomes, from national and local builders. See my new construction townhomes page for the full list with published prices.

Where are new homes being built near Fort Campbell?

New construction in this guide is spread across Clarksville and the Sango area of Montgomery County. Fort Campbell straddles the Kentucky and Tennessee state line, and my new homes near Fort Campbell page lists every community with straight line distances where the builder published an exact location.

What incentives are Clarksville area builders offering?

5 of the 40 builder listings showed an incentive when I reviewed them, such as a special rate on select homes or price discounts on listed homes. Incentives change often and have deadlines, so open the builder link in the table and confirm the current terms before you sign anything. Ask me about current offers.

Do I need my own agent to buy a new construction home?

You are not required to have one, but the builder's sales team represents the builder. I can help you compare communities and incentives, review the purchase contract and keep track of deadlines and inspections. Some builders require your agent to register you or come with you on your first visit, so contact me before you tour a model home.

Can I use a VA loan on a new construction home?

Many builders accept VA financing, and some advertise rates or credits that apply to VA loans. Terms vary by builder and by home, so ask each builder whether its current offer works with a VA loan and compare a Loan Estimate from the builder's lender with one from an outside lender.

Should I use the builder's preferred lender?

You can choose your own lender, though a builder incentive may only apply when you use the builder's lender. Ask for a Loan Estimate from the builder's lender and from at least one outside lender, then compare the rate, fees and total cash to close with the incentive included.

Do I need a home inspection on a brand new home?

Yes, I recommend one. A new home can still have construction issues. Many buyers order an inspection before the drywall goes up, a final inspection before closing, and another before the first year of the builder warranty ends.

What do the status labels mean in this guide?

Now Selling means the builder lists homes or homesites as available. Coming Soon means the builder has announced the community but sales or pricing may not be released yet. Closeout or Final Homes means only a few homes are left. Availability not published means the builder lists the community on its website but does not say what is available.
